1. Site Preparation and Excavation

 

  • Verify property boundaries, setbacks and approved ADU layout using laser levels and survey benchmarks.
     
  • Mark foundation corners and utility routes (water, sewer and electrical).

Clearing & Grading

 

  • Remove vegetation, topsoil and debris.
     
  • Grade the lot for proper slope and storm-water drainage away from the structure.
     
  • Compact soil using mechanical compaction to achieve required bearing capacity (per soil engineer’s report).
     
  • Utility Trenching

              

  • Excavate trenches for domestic water, sanitary sewer and electrical conduit routes before forming the slab.
     
  • Maintain required depths (minimum 12” for electrical, 18” for water, 24” for sewer unless Florida Building code differs). 

2. Foundation and Slab Pouring

 

  • Footing Excavation
     
  • Excavate perimeter and interior footings as designed by structural engineer.
     
  • Minimum depth per Florida code and soil conditions (typically 12–24 inches).
     
  • Formwork Installation
     
  • Set wood or metal forms to match the building footprint, verified square and level.
     
  • Apply form-release agent and check diagonal measurements for accuracy.
     
  • Vapor Barrier & Reinforcement
     
  • Install a 6-mil polyethylene vapor barrier over compacted base fill.
     
  • Place reinforcing steel as per plans (rebar #4 @ 12" O.C.) or welded wire mesh as specified.
     
  • Install anchor bolt templates or sleeves in place before concrete pour.
     
  • Utility Stub-Ups
     
  • Position PVC sleeves or conduit penetrations for water, sewer and electrical service to pass through the slab.
     
  • Verify correct locations for bathrooms, kitchens and laundry areas before pour.
     
  • Concrete Pouring
     
  • Pour 3,000–4,000 PSI concrete mix (per structural spec).
     
  • Use mechanical vibration and screeds to level the slab.
     
  • Apply trowel finish and curing compound after surface set.
     
  • Curing & Inspection
     
  • Allow concrete to cure a minimum of 3–7 days before structural framing.
     
  • Perform foundation inspection by local building department prior to continuation.

3. Structural Anchoring and Framing Interface

 

  • Anchor Bolts & Hold-Downs
     
  • Install ½” x 10” galvanized anchor bolts embedded in concrete every 6 feet and within 12” of all corners/openings.
     
  • Use Simpson Strong-Tie or equivalent hold-downs for shear wall locations per engineering drawings.
     
  • Sill Plate Installation
     
  • Place pressure-treated sill plates over sill seal gasket to prevent moisture intrusion.
     
  • Secure to anchor bolts with washers and nuts, verifying level alignment.
     
  • Framing Connection
     
  • Begin wall framing once the slab and sill plate are verified level and anchored.
     
  • Apply hurricane straps and metal connectors per Florida wind-load design.

4. Domestic Water Supply Installation

 

  • Connection to Main Supply
     
  • Tap into existing municipal water service or private well system per local water utility regulations.
     
  • Install a dedicated shut-off valve and backflow preventer at the property connection point.
     
  • Underground Piping
     
  • Use PVC Schedule 40 or PEX-A tubing rated for potable water.
     
  • Lay piping at required burial depth (minimum 18” cover in most Florida jurisdictions).
     
  • Insulate all lines passing through or above slab to prevent condensation and thermal transfer.
     
  • Interior Distribution
     
  • Stub up supply lines at wall framing points for kitchen, bathroom and laundry areas.
     
  • Pressure-test all water lines to 80 PSI for 15 minutes minimum before covering.


 5. Sanitary Sewer Connection 


 

  • Main Line Tie-In
     
    • Connect ADU sewer line to existing home cleanout or municipal tap with proper slope (1/4” per foot minimum).
       
    • Use 4” Schedule 40 PVC or SDR-26 sewer pipe depending on site layout.
       
  • Cleanouts & Venting
     
    • Install two-way cleanouts at building exit and directional fittings at turns.
       
    • Connect all fixture drains to a properly vented waste system per Florida Plumbing Code.
       
  • Testing & Inspection
     
    • Perform a water or air test to verify system integrity.
       
    • Schedule inspection before backfilling trenches.


 6. Electrical Meter, Main Service, and Conduit Installation 


 

  • Utility Coordination
     
  • Coordinate with Florida Power & Light (FPL) or local provider for meter location and service approval.
     
  • Determine if ADU requires separate meter (for independent billing) or sub-feed from main panel.
     
  • Underground Service
     
  • Install Schedule 80 PVC conduit from service pole or main house to ADU.
     
  • Maintain required burial depth (minimum 18” per NEC).
     
  • Pull 4-wire system (2 hot, 1 neutral, 1 ground) sized according to load calculation.
     
  • Main Panel Installation
     
  • Mount exterior-rated 200A or 100A main disconnect panel per engineer’s design.
     
  • Ground the system with two copper rods or a UFER ground bonded to the rebar in the slab.
     
  • Branch Circuits & Interior Rough-In
     
  • Run circuits for lighting, receptacles, HVAC, and appliances.
     
  • Label all breakers clearly and verify compliance with National Electrical Code (NEC 2023) and local amendments.
     
  • Inspection & Activation
     
  • Schedule electrical rough-in and final inspections.
     
  • Upon approval, the power company installs and activates the electrical meter.


 7. Final Testing, Backfill, and Quality Control 


 

  • Backfill all trenches after inspections and compact to original grade.
     
  • Verify water pressure, electrical voltage and sewer flow.
     
  • Conduct a full systems integration check for all utilities.
     
  • Prepare as-built documentation for homeowner and city record.
